How each month is built

Every Texas lease reports to the Railroad Commission each month: barrels of oil and mcf of gas sold. Your check is your share of that, at the price it sold for, less what came off.

Oil is priced at the WTI monthly average less any gap you enter. Gas is priced at Henry Hub, counting one mcf as one MMBtu (the true ratio is about 1.04).

Reading the result

  • A check close to the estimate. Within a few percent, the check is where the state record says it should be.
  • A check well under. Look at deductions on the stub, the operator’s price against WTI, and the volume it paid on. The check-drop diagnostic separates those.
  • A month with no check. The red columns in the chart are months the state has no report for. Ask the operator whether the month is held in suspense.

The estimate leaves out plant products, adjustments for earlier months and anything your lease lets the operator charge. Upload a statement and we compare each line, not just the total.

How do I work out what my royalty check should be?

Multiply the volume the lease sold in the month by your decimal interest and by the price, then take off the costs your lease allows and the production tax. The state publishes the volume for every Texas lease, so this tool does the rest for the last two years.

Why is my check different from the estimate?

The estimate prices oil at the WTI monthly average and gas at Henry Hub. Your operator sells at its own price, takes its own deductions, and may sell processed gas with plant products the state does not report. A gap of a few percent is normal. A gap of ten percent or more, or a month with nothing, is worth a question.

Which month should I compare with each check?

The month the oil or gas was sold, which your stub calls the production or sale month. Texas requires oil royalty within 60 days after the end of that month and gas royalty within 90 days, so the Due by column shows when each payment should have arrived.

Where do I find my decimal interest?

On your division order, and on the stub as decimal interest, owner decimal or net revenue interest. It is a long decimal such as 0.00097656. If you only know your acres and royalty fraction, the decimal calculator builds it.

Does the estimate include severance tax?

By default, yes. Texas takes 4.6% of the market value of oil and 7.5% of the market value of natural gas, and the operator withholds each owner's share from the check. Switch to Before tax to see the amount without it.

Why is the newest month less certain?

Operators file late, and the Railroad Commission revises recent months as reports come in. The two newest months can change. Older months rarely move.
